This is a more compact report in a fixed format designed specifically by the RICS as an economy package aimed at more modern properties in good apparent condition. Although the inspection covers the same physical areas as that for a Detailed Building Survey, the report is focused on only those items considered to be 'urgent' or 'significant' as well as providing a 'next step' in relation to any items requiring attention.

Urgent matters are defects judged to be an actual or developing threat either to the fabric of the building or to personal safety; it will be advisable to have these put right as soon as possible after purchase (in some cases even before). Significant matters are those which, typically, in negotiations over price would be reflected in the amount finally agreed. Items that are neither urgent nor significant are ignored and the report contains no discussion. A market valuation is given along with the insurance rebuilding cost.
